FAQs

Q: What is the difference between what you do and one of the many estate agents who act in the area?
A: Simple. We act for you. An estate agent acts for the seller of the property. You will only see the properties that they have for sale.
Q: What properties will you be able to find for me?
A: The properties we find are with private sellers, estate agents and in many cases are not even on the open market. Local knowledge, an ear to the ground or good old fashioned legwork will find what you are looking for.
Q: What is the cost of your service? After all if we buy through an agent we will not have to pay anything.
A: Our service is FREE to you. We will be rewarded by the vendor of the property once the sale has been completed. All we ask is that you give us a chance to act for you, as we are confident that we will source the ideal property for you.
Q: Some Developers have offered us a special deal with no fees. Why would we want to pay you to do what we can do ourselves?
A: It may be that we will find your dream property from a Developer, but we will be looking at properties first and then finding the best way for you to buy it. If that is through a Developer deal thats fine. We will not be tied to any one developer.
Q: Where do we find out the total cost involved in our purchase, including legal costs, taxation etc? We have heard a lot about the costs of buying in Spain and Portugal but never seem to be told the same thing twice.
A: All included in our service at no additional cost to you. We will recommend English speaking Spanish or Portuguese lawyers, who will be acting for you and not the seller of the property. (Never use the lawyers recommended by the developer or seller of the property.) And we will detail all of the costs for you well in advance of your purchase decision.
Q: If we need a mortgage to complete our purchase, how do we decide which lender will help us?
A: We have contacts at many of the leading lenders in Spain and Portugal, and can arrange whatever finance you need irrespective of your situation. No proof of income and a poor credit history are not a problem. This service is included at no additional cost to you.
Q: How will we go about furnishing our property when we are a long way away and can’t speak the local language?
A: We can give you introductions to English speaking contract furnishing companies with whom we have negotiated substantial discounts. Or you could choose to use one of our recommended Interior Designers who will source and supply everything you need. This service is included in our fee. All you would pay is the cost of the furnishings provided.
Q: Do you arrange inspection visits like some of the agents and developers do?
A: No! You have heard of the expression that there is no such thing as a free lunch. Inspection trips are paid for by you the purchaser, out of the inflated prices paid. They will take you to view properties that they have for sale. With Costa de la Luz Property Finder the experience is very different. When we have a good selection of properties available for you to view, we will help you arrange your flights and hotel in the style and budget that suits you. We will then personally take you, and only you, to view the area and the properties selected. This is included in our service, and is at no additional cost to yourselves.
Q: How do we go about instructing you to act on our behalf?
A: It couldn’t be simpler. Just complete the Property Specification Form and read the Terms and Conditions that form part of the agreement. If the Terms and Conditions are acceptable to you, tick the box where indicated and SEND the info to us. We may request additional information if we feel that we do not fully understand what it is that you are looking for. If we feel able to satisfy your requirements within the budget that you have given us then we will confirm that we have accepted your instruction. When all of the documentation is complete we will start our search.
